Improving Soundproofing in Multi-Residential buildings where minimum code falls short

Overview

This Ontario home builder was facing consistent noise complaints from residents in their townhouse developments. Despite meeting code requirements, the existing double wall assemblies were not effectively reducing sound transmission between units. Specifically, the sound of TVs and some appliances could be heard, resulting in noise complaints from the occupants.

Solution

To prevent noise complaints in future townhomes, the builder incorporated SONOpan soundproofing panels into their double wall assembly. A single layer of 3/4″ 4′ x 8′ SONOpan was installed behind 5/8″ X drywall on a single side of the double wall assembly. This created an additional continuous acoustic barrier which significantly improved the sound attenuation of the demising wall between units.

Results

Incorporating SONOpan soundproofing panels in the townhouse builds produced impressive outcomes. The enhanced assembly achieved a higher Sound Transmission Class (ASTC) rating, significantly reducing noise transfer between units. This improvement resulted in a notable decrease in noise complaints and creating a more peaceful and enjoyable living environment for residents. With the help of SONOpan, the builder addressed noise challenges while enhancing the quality and desirability of their townhouses. The remarkable reduction in noise transfer, combined with additional soundproofing measures became a compelling selling point that exemplified the builder’s commitment to providing exceptional living experiences for future homeowners.
