Overview

Desi Living Inc., led by builder Brad, completed a modern 4‑unit triplex with a 2‑unit laneway suite in York, Ontario, as a showcase of SONOpanX for multi-unit residential soundproofing. The goal was to create comfortable, high‑quality living spaces in a compact urban environment where controlling sound between units was essential. With multiple floors and adjacent structures, managing footstep vibration, impact sounds, and everyday noise between units became a top construction priority. To meet these demands, Brad selected SONOpanX and SONOpan to achieve exceptional sound separation throughout the triplex and laneway suite without sacrificing square footage or design appeal.

Solution

The Desi Living team installed SONOpanX on the first, second, and third floors of the triplex to reduce the transmission of impact sounds caused by daily foot traffic, making it an ideal solution for multi-unit residential buildings. Its layered composition provided an effective barrier between each floor, minimizing sound transfer through structural elements. SONOpan was applied to walls and ceilings of the laneway suite to block airborne noise and maintain privacy between neighboring units. To enhance the assembly’s performance, additional plywood was layered above the SONOpanX beneath subfloors, adding rigidity and strength. High‑density batt insulation was fitted within all ceiling joists to prevent sound resonance, and 5/8‑inch drywall provided the necessary mass to further limit vibrations through walls and ceilings. SONOpan panels were also installed around plumbing stacks to muffle the sound of running water, reducing disruptive noise between suites.

Results

Following installation, noise transfer between the triplex floors was drastically reduced, creating calm and private interiors across all levels. Airborne noise from the backyard laneway apartments became almost undetectable, improving separation between the two buildings. Plumbing sounds that were once noticeable were effectively eliminated.
