Creating a quiet condo with SONOpan

Briggs Solutions

Overview

A homeowner in a 3-story condo built in the 1970s faced significant noise issues from the unit above. The existing drywall contained asbestos, making demolition costly and undesirable. Additionally, there was no insulation in the ceiling, which worsened the noise problem.

Solution

Briggs Solutions, led by Kody Briggs, implemented a soundproofing strategy using SONOpan panels. The process included: • Installing SONOpan panels over the existing ceiling. • Installing resilient channels. • Adding two layers of 5/8″ Type X drywall, with the first layer taped and all joints properly staggered. • Applying acoustic caulking to the perimeter of SONOpan and any openings to limit flanking transmission.

Results

During construction, noise from the neighbors above was significantly reduced, demonstrating the effectiveness of the approach. This combination of SONOpan panels, resilient channels, and multiple drywall layers effectively reduced airborne and impact sound transfer. Both the homeowner and contractor were very satisfied with the noticeable improvement in noise reduction.

Applications

This professional soundproofing method can also help homeowners and DIYers reduce noise in multi-unit dwellings. SONOpan panels can be installed over existing ceilings to limit noise from upstairs neighbors without costly demolition. Combined with resilient channels, drywall layers, and acoustic caulking, this approach offers an accessible, effective way to improve quietness in condos, apartments, and townhomes.
